The proposed site is located on the northern edge of St Neots off Priory Hill Road, adjacent to Priory Park.

The site also benefits from a well-connected public transport system, with the St Neots railway station located approximately a 10-minute walk away, offering regular train services to London King’s Cross, Peterborough, and other destinations. Additionally, the site is located in proximity to existing bus stops offering services to St Neots and surrounding areas.

Additionally, the site is well supported by existing infrastructure being in walking distance from community facilities such as Priory Junior School, the Round House Primary Academy, Longsands Academy, Priory Park Infant School, Loves Farm Pharmacy, Almond Road Surgery, and the shops and businesses towards the centre of St Neots.

Lastly, the site is located near several important environmental features, including the River Great Ouse, Paxton Pits SSSI, and various wildlife habitats. As a result, the proposals aim to preserve and enhance these natural assets, integrating green infrastructure and biodiversity into the new community.

The site is conveniently situated near major road networks, with the A1(M) motorway just to the west, providing north-south connectivity to London and the North of England and the A428 offering east-west routes towards Cambridge and Bedford.

Site context

A forward-thinking approach to embracing the community

Following consultation with Huntingdonshire District Council and the local community, the land north of Priory Park, St Neots has been submitted in the Call for Sites round of the Council’s Local Plan Update. The Council’s next consultation on the Local Plan Update will be on a Preferred Options Local Plan and is currently scheduled for Autumn 2025.

Bloor Homes undertook engagement on the proposals prior to the submission in the Call for Sites with the following political and community groups:

  • Political stakeholders:
    Meetings with St Neots Town Council and Huntingdonshire District councillors.
  • Community groups:
    Meetings with Rowley Allotment Association, Priory Park Friends Group, St Neots Initiative Organisation, and Paxton Pits Nature Reserve.
  • Schools and youth groups:
    Meetings with St Neots Town Youth Football Club, River Meadows Academy – Special Education Needs (SEN), and Longsands Academy Secondary and Sixth Form.
